More structurally, short-term rentals are heavily constrained near the venue Clark County/Las Vegas rules require licensed STRs to sit at least 2,500 ft from any resort hotel (measured property line to property line), which pushes listings out of the resort corridor the Westgate sits in, and unincorporated Clark County has had a moratorium on new STR licenses since 2023 (plus ongoing litigation over enforcement as of late 2025). Expect inventory in residential neighborhoods a 10-20 minute drive out, not walkable to the venue
